Pre-Register Your Client

As a courtesy to our Real Estate Agent partners, we provide the ability to pre-register your client online. Please note that you will still need to visit one of our community sales offices and fill out an official Client Registration Form in order to qualify for any co-broke commission. This online pre-registration does not replace the official Client Registration form, which must be completed in person. We encourage you to do so as early as possible to ensure you are protected.     By registering your buyer, Brown Homes acknowledges your agency. It is the policy of Brown Homes that you, as an agent of the client, must be a licensed Real Estate Agent with an active license in the State of Arizona and accompany your client to the Brown Homes Sales Center on their first visit.

    In order to be paid a co–broke commission, you and your client must be registered and your client must be accompanied by you, in person as their agent, at their first visit to a Brown Homes Sales Center – OR, in the case of online pre-registration, on their next visit. To register, you must complete an official Client Registration Form when you accompany your client to a Brown Homes Sales Center. If the client contacts Brown Homes, visits a Brown Homes Sales Center, or registers in any other manner with Brown Homes prior to you as the Real Estate Agent registering them, a commission shall not be paid in the event that the client purchases a home from Brown Homes.


    To avoid any misunderstandings involving representation, we will honor your registration for sixty (60) days from the date of registration with the following exclusions:

    1. Registration will not be honored if the clients have already contacted Brown Homes, registered online, or visited a Brown Homes Sales Center without an agent.
    2. We will not honor “drive-by” registration. We require that you accompany your clients to the Brown Homes Sales Center and register them as both parties must sign the registration form.
    3. Brown Homes will not pay for a co-broke in connection with any Trade Partner, Owner Referral, or certain other special programs.
    4. Real Estate Agent represents Buyer exclusively, Seller to pay commission.
    5. In the event of any conflict between the Client Registration Form and any other documents, the Client Registration Form will prevail over any other documents.

    Brown Homes pays a commission rate of 3% of the PUBLISHED BASE PRICE as of the date of the initial contract MINUS ALL INCENTIVES, or total sales price – whichever is less. This applies to all inventory homes and new construction homes unless otherwise specified. Options, upgrades, and lot premiums are not included in the base price and no commission is paid on these items. Final commission payment will be sent after close of escrow to your broker. Commission waivers, if applicable, must be submitted within 30 days of the original contract date and must be signed by the Agent and Designated Broker.
