Thank you for bringing your client to Brown Homes Model Homes. By registering them when you show our models, you will establish agency. If your client purchases a Brown home in the neighborhood in which they are registered, you will be protected and receive a full commission. It is the policy of Brown Homes LLC, that you as an agent of the client must be a licensed Real Estate Agent with an active license in the state of Arizona.
It is our policy that in order to get paid a Co–Broker commission, you shall meet the following requirements. Your client must be registered on line prior to visiting our community or be accompanied by you, in person, as the agent, at which time you must register your client in our sales center with a Realtor–Client Registration form.” (THIS FORM).” Once this form is fully completed and submitted to the Brown Homes sales representative, this shall qualify your client as you being their agent. If the client visits our model complex prior to you as the Real Estate Agent registering them on line or at the community, a commission shall not be paid to the Agent in the event the client purchases a home from Brown Homes.

To avoid any misunderstandings involving agency, we will honor your agency for sixty (60) days from the date of registration with the following exceptions:
Agency cannot be honored if the clients have first visited the model homes by themselves or have already contacted Brown Homes.
We require that you accompany your clients to the model homes and register them. We cannot honor “drive-by” agency, or sending clients to the model homes with instructions to tell our sales consultants that “you’re working with me.”
Brown Homes will not pay for a co-broke in connection with any “Trade Partner” or “Owner Referral” program.
Realtor represents Buyer exclusively, Seller to pay commission.
In the event of any conflict between this Realtor-Client Registration and any other documents, this Realtor-Client Registration form will prevail over any other documents.

Brown Homes pays a commission rate of 3% of the PUBLISHED BASE PRICE as of the date of the initial contract MINUS ALL INCENTIVES, or total sales price, whichever is less This applies to all inventory homes and new construction homes. Options, upgrades and lot premiums are not included in the base price and no commission is paid on these items. Final commission amount Commissions will be sent at the close of escrow directly to your Designated Broker as listed above. Commission waivers, if applicable must be submitted within 30 days of the original contract date and must be signed by the Realtor and Designated Broker.
